MAINTENANCE
24/7 on-call emergency maintenance phone service
Tenants have access to a tenant portal where they are able to submit their maintenance request and the property manager can then assign it directly to the appropriate vendor
Manage all necessary repairs, obtain owner approval for items over the $300 maintenance limit, follow up with vendors, tenants, and Landlords to completion
Work with our preferred vendors who have been screened, are licensed, insured, and skilled at their craft
Comprehensive move-out program that includes a checklist of items our vendors ensure are completed before new tenants move in and take possession

INSPECTIONS
We schedule routine quarterly inspection walkthroughs with tenants to ensure the property is safe and in good condition
Thorough photos and videos are taken of the interior and exterior of your property after move-outs and before move-ins to document the condition of the property and ease the security deposit process
Use the move-out inspection reports to process security deposit dispositions within the legal time frame
All properties are re-keyed before move in
Share all detailed inspection reports along with photos to owners directly to their owner portal

ACCOUNTING
Variance reports and comprehensive budget development with reforecasting capabilities
Delinquency reporting with strong lease enforcement policies
Landlord reserve account for minor repairs and maintenance
